Daily Operations:
We handle all aspects of renting, collecting and maintaining our residential and commercial units. We provide owners with monthly and yearly statements.

Repositioning:
We’re uniquely qualified to reposition troubled properties and maintain stable properties so that issues are properly spotted and promptly handled.   It includes a strategic plan that establishes timelines for managing deferred maintenance and capital improvements.
Due Diligence:
Need to establish the condition of a property? We’ll thoroughly inspect and report on the condition, potential issues and expected improvements. You’ll know what to expect before you buy.
Property Budgeting:
We’ll examine property financials and develop a budget that allows you to maximize your cash flow in order to gain a higher profit.

Maintenance- We routinely inspect your property and always know its current, as well as deferred maintenance needs. We have skilled specialists for repair and maintenance work, on call 24 hours a day. Are excellent tenant relationships help us to discover needed repair/maintenance problems as soon as they develop. We know it is less expensive to make repairs immediately than to delay action and allow the problem to worsen. Our Ongoing preventive maintenance schedule reduce the need for large maintenance expenditures this approach makes good sense and, ultimately, provides more profit for the owner. Our property managers also supervise all purchasing operations, with the emphasis on obtaining the best value possible for the owner’s money. 

Our Services:

    • Find financially stable tenants through careful screening
    • Act as a mediator between owner and their tenants
    • Maximize rental income by keeping rents at market and reducing expenses
    • Timely rent collection and payment of bills
    • Use established vendors to provide quality work at economical prices
    • Coordinate maintenance and repairs
    • Provide computerized monthly financial reports
    • Keep owners “in the loop” on all important activities
    • Issue property inspection reports on both exterior and interior
    • Provide recommendations for preventative maintenance
    • Keep accurate detailed records on all rental agreements, correspondence, notices, etc.
    • Collect rent, follow up on delinquent accounts, and impose late fees and NSF check charges.
    • Take action for non-payment by posting 3-day & 7-day notices for lease violations.
    • Follow through on eviction process with in-house eviction service for a fee.
    • Aggressively find new tenants for vacant units.
    • We can electronically direct deposit owner's funds.
    • Bank ability to do wire transfers.
    • Bank ability to ACH rental payments from the tenant's bank account with tenant approval.
    • Optional owner twice-monthly property walks for a fee while vacant, to check for security issues, bugs, proper AC settings, water issues, lawn.
    • Personal Website for Landlord  to check on activities 24/7
    • Personal website for tenant to check on service request and to make timely payments to landlord.
    • Ala carte menu of additional services available, not included in base management fee.

 

Service fee; 
8 % - 14% of monthly rent collected.

$250.00 Set Up Fee.

$ One months rent + $50.00 fee to find new tenant.  

(We will not charge a management fee for 1 month with new tenant)
